1999 Avensis Hot Rubber!

I wonder if anyone can help

My 1999 2.0l Avensis auto estate has on a couple of occasions of late smelt of warm / hot rubber (!) from the engine / front of the car. It does appear stronger inside the engine. The car is all serviced up to date, nothing has changed recently and generally runs well.

There is no squeeking from drive belts etc and nothing rubbing on the tyres or similar

I was wondering if I might be having problems with the water pump starting to fail or similar as I think this is off the drive belt? But then would I be able to smell it from outside the car?

Is this a known issue ? Any things I should start with?
