Unichips An Law Of Diminshing Gains

Alright so heres my question. I've heard that toyota's intake an exhaust an all other enginge components are very finely tuned, but its the computers that are lacking. Because of that (this is understanding that people do get gains above stock from aftermarket headers intakes an exhausts etc.) you can get a (this is what ive heard) Unichip, get it tuned, an get the same gains as several aftermarket modifications.

And heres the second part. The law of diminishing gains(?) supposedly states that you can essentially get a unichip, an it will have the same gains as a similiar car with the unichip and an intake, exhaust, whatnot, because the gains from the chip will be overlapped by the gains from the engine mods.

SO if all that is true, it defeats the point of buying aftermarket parts since for half the price of I/H/E you can get a Unichip an have the same gains. What is yalls take on this stuff?
